Q:  Will you be listing my house on the MLS or actually buying it?

A: Excellent question, I say. We don't list houses and we're not agents. We are experienced property buyers, and we acquire West Hartford residences that fit our standards. From there, we can either maintain the property as a rental ourselves or repair it and sell it to another homeowner.

Q:  Do you pay fair prices for properties?

A: A large number of the homes we buy are below market value (we do this so we can resell it at a profit to another homeowner). On a property, we're trying to negotiate a reasonable discount. But, in our experience, many sellers are more appreciative of the fact that we can give cash, we close quickly (no waiting for financing), and no time, effort, or expense is necessary on your part to fix up the property or pay agent fees. Instead of expecting a significant "windfall" on the property. If that's what you want and you understand the value of having your house sold quickly, let's try to negotiate a fair price that benefits both parties. Q:  How do you determine the price to offer on my house?

A: Good question, and we're completely transparent: Our procedure is pretty simple. We consider the property's location, the necessary maintenance, its existing state, and the prices of recently closed comparable home sales in the neighborhood. As you are aware, home values have fallen precipitously over the past five years, and most regions have yet to see a rise in prices. Several pieces of information are taken into account by us... and determine a reasonable pricing that benefits both us and you.

Q:  Are there any fees or commissions to work with you?

A: There are NO costs or commissions when you sell your house to us, which is what sets us apart from the conventional manner of selling your home. If you accept our offer, we'll buy your house and, frequently, we'll also cover the closing costs. No fuss. No costs. Once we acquire the house from you, the obligation is ours, and you walk away without the weight of the property and its payments—and frequently with cash in your palm. Q:  How are you different from a real estate agent?

A: Realtors list homes in the hopes that someone will purchase them. If there are any potential buyers, the agent takes a cut of the sale price and presents the homes to them (the typical period to sell a home in many markets right now is 6 to 12 months). Typically, the agent's compensation is 3-6% of the home's sale price, meaning that if the home costs $100,000, you'll pay the agent between $3,000 and $6,000 in commissions. For individuals who can wait 6–12 months to sell and are willing to give up some of the sale price to cover the commissions, agents offer a valuable service. We are distinct from realtors, though, as we are home buyers instead. Our business actually purchases homes. No homes are listed by us. We can decide to purchase your home within a few days because we are the ones who will actually be paying you cash for the property (sometimes the same day). Once more, we earn a living by taking the risk to purchase the home with our own money, restore it, and then ourselves market it to find a buyer (which is the hard part in this market).

Q:  Is there any obligation when I submit my info?
